December 2020 real estate transactions

Last month, 79 properties sold in the Plant City area — a decrease from December 2019, during which 97 properties were sold. The average sale price, however, increased to $254,297 from $237,686, as did the average sale price per square foot ($147.73 in 2020, $129.93 in 2019).

Mitchell Crawford, of the Crawford Group, said that while the current housing inventory is still low in the one-month supply range, the buyer’s market is heating up and there is reason to be optimistic about 2021.

“I believe the Plant City area will see a leveling-off of price increases as the appraisal valuations catch up the selling values,” Crawford said. “Lenders’ interest rates will rise slightly over the next few months and inventory supply will increase. This will give a better supply of homes for the buyers to choose from and some stability to the market.”
